Frequently Asked Online Payment Questions

For security and verification reasons, we can only accept online payments from United States billing addresses.
Yes. Although we recommend you pay the total amount due, if you are unable to do so, we accept partial payments online up until the delinquency date. If the bill is not paid in full by the delinquency date, we will impose penalties, however, partial payments will reduce the amount of penalties imposed. If your bill is delinquent, please click below to submit a request to find the current balance due on your delinquent bill, including all applicable penalties, costs, and fees.
Service fees cannot be refunded. This information is also provided in our Terms of Use which is available prior to submitting an online credit/debit card payment.
The service fee is a temporary hold authorization for each transaction attempt. If the principal property tax payment transaction does not go through, the service fee hold authorization will release within 24 to 72 hours, depending on your credit card company.
For credit card payments, please check your credit card billing statement online to verify the successful completion of the payment.
For eCheck payments check your bank account to see that the funds have been debited. Even though a payment receipt confirmation is provided, an eCheck payment may be returned by a financial institution 7-10 days after payment.
Payments are processed by a third-party vendor and we do not have the ability to cancel electronic payments. If you feel that you have entered the wrong account number or made an error with your payment, we recommend submitting a new payment with the correct details.
If your check payment has not been deducted from your bank account within 7-10 days, it’s possible that incorrect information was entered, causing the payment to be returned. If this happens, please verify your details and resubmit your payment.
If you were assessed a penalty for a circumstance which was out of your control, you may submit a penalty cancellation request by visiting ttc.lacounty.gov/penalty-cancellation-request-2/.

You may obtain a Change of Mailing Address form and requirements at http://assessor.lacounty.gov/change-mailing-address/. The Treasurer and Tax Collector will continue to mail property tax information to your mailing address on file until you update your address with the Office of the Assessor.

Frequently Asked 4 Pay Payment Plans Questions
Only Escaped Assessments qualify for a Four-Pay Plan. Current year Annual Unsecured Property Taxes and Supplemental Property Taxes are not.
To apply, please complete the application and attach it to this inquiry by the delinquency date. You will also need to mail the $200.00 application fee and 20% of the total (escaped) taxes due. For example, if your total tax is $2,000.00, you would need to send the $200.00 application fee and $400.00 (20% of $2,000.00 is $400.00) for a total of $600.00.

Frequently Asked Mobile Home Questions

The California Department of Housing and Community Development requires a Tax Clearance Certificate to change ownership of a mobile home for the following:
a. Purchasing or selling a mobile home.
b. Transferring a mobile home to a family member(s) (i.e., add or remove an (owner(s) from the title).
c. Transferring a mobile home into a trust.
d. Removing a deceased co-owner from title.

To register the Mobile Home in the new owner(s) name, the Tax Clearance Certificate and required paperwork should be submitted to the California Department of Housing and Community Development (HCD). For additional information, visit the HCD website or call (800) 952-8356.
Yes. Tax Clearance Certificates expire 60 calendar days after the issued date. If the Tax Clearance Certificate expires, you are required to resubmit a new Request for Tax Clearance/Conditional Certificate.

It takes approximately 15 business days to process the Tax Clearance/Conditional Certificate. Upon completion of this process, the Treasurer and Tax Collector will mail you a notice of the property tax amount due. After receiving payment, the Treasurer and Tax Collector will issue and mail the Tax Clearance Certificate to the address listed on the request. Please wait 15 business days before contacting our office if you have not received a response.
Frequently Asked Bulk Sale Questions
Bulk sale refers to the sale outside of the ordinary course of the seller’s business of more than half of the seller’s inventory and equipment. Under California law, notice of the Bulk Sale must be recorded in the County Recorder’s office, published, and received by the Tax Collector. For additional information regarding Bulk Sales, including the notice requirements, please review sections 6101 to 6111 of the Uniform Commercial Code.

MOBILE HOME TAX CLEARANCE/CONDITIONAL TAX CERTIFICATE REQUEST
We hereby request a TAX CLEARANCE CERTIFICATE (if no tax liability exists); or, a CONDITIONAL TAX CLEARANCE CERTIFICATE (if a tax liability exists) for the mobile home described below:

SUBMISSION CONFIRMATION
Thank you for submitting an inquiry regarding your Online Payment. To make payments online, go to propertytax.lacounty.gov and select “Pay Property Taxes Online.” You can make online payments 24 hours a day, 7 days a week up until 11:59 p.m. Pacific Time on the delinquency date.
Each online credit/debit card transaction is limited to $99,999.99, including a cost, currently 2.22 percent of the transaction amount, however, there is no cost to you for eCheck payments. Each eCheck transaction is limited to $2,500,000.00.
